Is San Diego a Good Place to Invest in Rental Property in 2026?

San Diego consistently ranks among the top real estate markets in the United States — but is it still a good place to invest in rental property in 2026? The short answer is yes, but context matters. Here's what the data says.

### The Case For Investing in San Diego

**1. Demand is structural, not speculative.**
San Diego's population growth is driven by real fundamentals: a massive military and defense presence, a booming biotech and life sciences sector, and one of the best climates in the world. People want to live here, and that demand isn't going anywhere.

**2. Vacancy rates are low.**
San Diego's multifamily vacancy rate was about 5.0% in the third quarter of 2026, down from 5.3% a year earlier (Kidder Mathews). That is a healthy, stable level for landlords.

**3. Rents are still growing — modestly.**
The citywide average rent is about $3,050 per month, up roughly 2.6% from a year ago (RentCafe, October 2026). Growth is measured, not explosive, which is actually healthier for long-term investors.

**4. Larger units command the highest rents.**
Two-bedroom units average about $3,360 and three-bedrooms about $4,040 (RentCafe, October 2026). If you're considering adding an ADU or purchasing a multi-unit property, it's worth running the numbers on larger layouts.

### The Risks to Consider

- High entry prices. San Diego is an expensive market. Cap rates are typically lower than in inland California or other Sun Belt cities. You need to underwrite carefully.
- Landlord-tenant law in California. California is a tenant-friendly state. Understanding local rent control ordinances and just-cause eviction rules is essential before you buy.
- New supply. About 5,500 multifamily units were delivered in the first nine months of 2026, and roughly 12,200 more are under construction (Kidder Mathews). Deliveries and construction are both down from last year, but new supply can still pressure rents in high-supply areas like Downtown.
